south of the proposed expansion and existing screening along 22151 Avenue for the <br />training operations, the ERL will establish vegetation screening along the southern berm <br />that will assist in screening the proposed project from 2215T Avenue. The vegetation plan <br />is shown on the landscaping/screening plan: <br />A buffer zone, which includes a 200-foot wooded setback along the City's Railroad <br />Hiking Trail, has been established between the cell boundary and the western property <br />line. This setback allows for the preservation of the existing trees in the area, and the <br />dense vegetation along the bike trail corridor effectively screens the proposed expansion <br />from view of the trail users. This vegetation will remain with the expansion since it is <br />within the proposed 200-foot setback area. Per a property interest granted by the Tiller <br />Corp. to the ERL, the existing 200-foot buffer on the south side of the existing land f 11 <br />will be moved without change south onto the adjacent Tiller property. <br />3.2.5 Utilities <br />The required utility plan is for municipal sewer and water lines and hookups.
