• summaries of meetings with Riverfront Committee, City staff and land. owners <br />• summary of Riverfront Workshop #1 <br />• "program" for Riverfront improvements, project principles and priorities <br />4.0 Explore what is possible... <br />Using information gained through the process to this point, HKGi will begin to generate potential <br />solutions. A range of alternatives will be created to explore responses to the opportunities and <br />constraints presented by the site, the needs and desires of the community and the concerns of <br />affected property owners. Alternatives also provide a way of evaluating directions when no clear <br />solution is evident. <br />While each alternative will respond directly to the goals of the Committee and the community, each <br />will test different relationships, functions, aesthetic treatments or budgets. Alternatives will be <br />reviewed at Riverfront Workshop #2. The best alternative, or the best aspects of any alternative,. <br />will be refined into a final concept plan and costs will be estimated. <br />4.1 Explore a range of alternatives to identify the best possible solution to issues identified <br />earlier <br />4.2 Review alternatives and costs with Riverfront Committee <br />4.3 Conduct Riverfront Workshop #2: public review of alternatives; evaluate community <br />response with the Riverfront Committee and make .adjustments as required. <br />4.4 Create a final concept plan, as a refinement of the alternatives, to illustrate key factors of <br />development; to recommend specific improvements; to demonstrate the relationship <br />between the Riverfront and other community features; and to look at opportunities for <br />phasing implementation of improvements (this plan might be considered approximately <br />• 30% complete) <br />4.5 Generate costs estimates for the final concept plan <br />4.6 Review the concept plan with authorities having jurisdiction over the site and the <br />improvements <br />4.7 Review the concept plan and costs with-the Riverfront Committee; review regulations and <br />permits required; make adjustments to the plan as required <br />4.8 Conduct Riverfront Workshop #3: public presentation of concept plan <br />Products: <br />• .concept alternatives (two or more) <br />• summary of community response to alternatives from Riverfront Workshop #2 <br />• final concept plan which illustrates the organization of uses on the site; patterns of <br />circulation and access; the relationship of the site to other community features; the design <br />character which reflects the the River and the community; and potential phasing of <br />Riverfront improvements <br />• concept level cost estimates <br />Before proceeding to the next phase of the project, time will be allowed for evaluation of the <br />project and determining the schedule for future work. <br />~ , 0 Define how it will look and function... <br />At this point, the Riverfront Committee and the City will have to determine when to proceed with <br />.
