7.15. ' Time Shares Prohibited. 'The time share form of ownership, or any comparable <br />farm of lease, occupancy rights or ownership which has the effect of dividing the ownership or <br />occupancy of a Unit into separate time periods, is prohibited. <br />7.16, Access to Units. In case of emergency, all Units and .Limited Con=on Elements . <br />are subject to- end', without .notice and at any tithe, by an officer or member of the Board, by the <br />Association's management agents or by any public safety personnel, Entty is also authorized for <br />rnaintenanoe purposes under Sections 8 and for the purposes described in Section 1. The Board <br />may require that an Owner provide to the Board a key to the Owner's Unit to be used if there is a <br />need for emergency access, <br />SE CT ION 8 <br />MAINTENANCE' AND REPAIR <br />The following provisions shall govern the maintenance, repair and replacement of the <br />Property. . <br />8.1. Association Res onsibili . The Association shall imdertake and perform the <br />maintenance, repair and replacement of the Common Elements and Limited. Common. Elements, <br />p <br />M accordance with the following provisions and subject to the following qualif icatians: <br />8.1.1. Unless otherwise agreed by the Board and the Owner or Owners of the <br />affected Commercial Unit or Units, the Owner of each C onzmerci al Unit shall bo <br />obligated: to maintain, at its expense, (i) all Limited Common Elements allocated to such <br />Owner's Unit, and (ii) the Commercial Appurtenanoes. <br />8.1.2. In addition to the obligations described in Section 8.11, the Association <br />may, upon reasonable notice, assign to an Owner or Owners the obligation. ' for• <br />malntenance of a Limited Cormnon Element allocated to such Owner's Unit, or Cannon <br />Elements benefiting only that Unit. if the Owner fails to petform the Owner's <br />maintenance obligations under Section 8.2 to the standards established by the <br />Association, the Association may enter the Unit or Limited Common Element, perform <br />the maintenance and assess the 'Owner's Unit for the costs; provided that reasonable <br />notice and an opportunity to cure the violation shall first be given to the Owner. <br />8,13, The Association may, upon reasonable notices elect to maintain, repair or <br />replace mechanical, structural or other components within the Units and assess the costs <br />against the Unit, if the failure or impairment of the component car.ld result damage to <br />the Comm& Elements, Limited Connnon Elements or other � Tnits, impair the -unction of <br />any Building system, or could create a health or safety hazard. <br />8.1.4, if - damage is caused to the Common Elements, LinAted Common <br />Elements or other Units by an Owner or Occupant, or their 'xnvitees, or by any condition <br />in the Unit, Common Elements - or Limited Common. Elements which the Owner or <br />Occupant has caused or allowed to exist, then the Association may, upon reasonable <br />notice, repair the damage or correct the condition and assess the cost thereof against the <br />responsible Owner's Unit. <br />MPLS Ward 202190.3 22 <br />
