Unit, or which is visible from the exterior of the Unit-, without the prior written authorization of <br />the Board, or an architectural committee appointed by it, and compliance with the requirements <br />of this Section. <br />7,10.1. The .Board may appoint, supervise and disestablish an architectural <br />committee, and specifically delegate to It part or all of the functions which the Board <br />exercises under this Section, in which case the references to the. Board shall refer to the <br />architectural committee where appropriate. In the event the Board makes a delegation <br />hereunder, the Board shall also determine whether there is a. right to appeal decisions of <br />the architectural committee to the Boar and, if so, the procedures that shall govern such <br />an appeal} Notwithstanding the foregoing, the architectural committee shall be subject to <br />the supervision of the Board. <br />7.10.2. The Board shall have authority to ostablish reasonable forms and <br />procedures for applying for authorization for Improvements, and reasonable requirements <br />for Improvements, The Board, in its sole discretion, may impose standards for design, <br />appearance or construction which are greater or more stringent than standards prescribed <br />by the Governing Documents or by building, zoning, or other governmental laws, codes, <br />or regulations; provided that such standards shall be consistent with . the architectural <br />character and use of the Property as approved by the City. Approval of Improvements which cause a min.or encroachment upon <br />mother Unit or the Common Elements shall create an appurtenant easement for such <br />encroachment in favor of the Iinit with respect to which the Improvements are approved,. <br />notwithstanding ny contrary requ.iroment in. the Governing Documents or MCIOA.
