Building `E' is designed with approximately nine individual bays that aze smaller than <br />those found in Buildings `B' and `C' located on each side of the Target store. Each of the <br />bays are 50' in depth with varying widths of 20' to 40'. <br />A majority of the improvements to serve the new building, such as the parking and <br />utilities have already been installed as part of Phase I. However, there will need to be <br />some minor improvements along with the construction of the 16,000 square foot building. <br />The following is a list of comments from staff regarding the proposed 16,000 square foot <br />building. <br />1. The service drive on the south side of the building will have to be properly <br />signed to prevent parking from occurring. This driveway is approximately <br />twenty feet in width--since this is primarily a "service drive" the narrow drive <br />should not be a problem. <br />2. The plans indicate that all pazking areas will be bounded with concrete curb <br />and gutter, which is consistent with the standards outlined for the Elk Park <br />`~ Center Development. <br />3. The required parking for this building was determined when the master <br />development plan was approved. <br />• Refuse Collection <br />The plans indicate that both trash enclosures will be constructed of a masonry <br />material, which compliments the 16,000 squaze foot building. Staff <br />recommends that these enclosures be lazge enough to accommodate general <br />trash collection, as well as recyclable materials. <br />2. Enclosures shall be properly screened with appropriate landscaping. <br />3. Consideration should be given to designing the enclosures with convenient and <br />easy pedestrian access. <br />i e <br />Attached is a proposed signage package for "Building E".
