PRELIMINARY CONCEPTS OVERVIEW CONCEPT THREE: Eco-Energy Business Park In the final concept a jobs based focus with primarily industrial & office use is explored. All of the land south and west of the rail line is designated office or industrial use. There would be an ecological and energy focus for the industrial and office uses with a focus on green employment. Building on the Sustainable Technology Park model, the Gateway Business Park looks to pioneer the first "closed loop" eco-industrial parkin Minnesota where participating businesses would work together to produce zero waste and zero emissions. The potential to leverage neighboring assets such as Great River Energy, Cargill and the RDF plant could serve as catalysts for the future businesses in the FAST. A future interchange would be located the furthest south of all the concepts, as identified by the I RC plan prepared by MNDOT. The alignment of 165th Avenue turns directly into the interchange and Twin Lakes Parkway again terminates directly into the interchange with a small amount of convenience retail located at the interchange, preserving the RDF plant. Office and office showroom uses would line Highway io~i69 to the north. Again a mixed use district would be developed near the Northstar station with small amounts of retail and primarily housing. Residential would be focused to the northeast, however in this scheme the intersection of Twin Lakes Parkway and 175th Avenue would have offices uses `adjacent to the Northstar Business Park. ~~ . r t, - 2 ~713t.
