PRELIMINARY CONCEPTS OVERVIEW <br />PEco-energy <br />,::w <br />Business Park Concept: Phases <br />Eco-energy Business Park Phasing Concept <br />Near Term Phase: <br />The private market dictates much of the <br />development north of the rail line as <br />housing would continue to fill into the <br />northeast, the Northstar Business Park <br />would be completed and mixed use would <br />be developed nearthe Northstar station. <br />The Gateway area again would see a mix <br />of some industrial end users and interim <br />uses, and more areas along the rail line <br />and in the northwest would be positioned <br />for future redevelopment. <br />Mid Term Phase: <br />If access is created to the northwest, the <br />roadway connection would likely drive <br />redevelopment in this area. The additional <br />roadway improvements, whether they <br />be the reconfiguration of Twin Lakes <br />Parkway through the Gateway, or the <br />roadway extension through the Cargill <br />property to 165th Avenue would further <br />more redevelopment potential as access <br />becomes more available. The Cargill land <br />would develop as industrial park land post <br />zozo. <br />Long Term Phase: <br />Finally, as the highway is converted to a <br />freeway, Twin Lakes Parkway is connected <br />to the new interchange south of 65th <br />with a small amount of convenience retail <br />and the remaining land along Highway <br />~o~i69 transitions to more intense office <br />& office showroom uses. <br />
