Light industry, from the Sherbume County Government Center to <br />the western City limits except for the commercial node at Waco <br /> <br />Street. <br /> <br />Floodplain protection along the Elk River and the Mississippi River. <br />The floodplain extends north from the Mississippi River to nearly <br />County Road 30 near Denver Street. Also, a portion of the penin- <br />sula which protrudes into the Elk River is in the floodplain. <br /> <br />Zoning <br /> <br />Zoning in Area A includes C2, Office District, for the Sherbume County <br />Government Center, Planned Unit District surrounding the Government <br />Center down to County Road 30, R1-C south and southwest of the <br />Farigrounds, south of County Road 30, and north of Highway 10, and <br />Floodplain along the Elk and Mississippi Rivers. Land immediately west <br />of Orono Park is zoned R3, Townhouse/ Multiple-Family Residential. <br />There is C3, Highway Commercial, zoning wherever businesses already <br />exist along Highway 10, as well as along Highway 10 west of Waco <br />Street. <br /> <br />River Edge Controls <br /> <br />There are several zoning controls affecting the Mississippi River and the <br />Elk River (including Lake Orono). <br /> <br />Floodplain Zoning District: <br /> <br />This zoning district is divided into a Floodway District and a Flood <br />Fringe District. There is very little development allowed within the <br />Floodway District, as it would impede the course of flood waters <br />and raise the level of floods. Agriculture, parks, parking lots, <br />lawns, and play areas are permitted. <br /> <br />The Flood Fringe District is that area which is not in the water- <br />course of channel of a flood but subject to inundation by <br />backwaters. Limited development is allowed provided it is pr.o- <br />tected from flood waters. Permitted uses include anything allowed <br /> <br />25 <br /> <br /> <br />
