Vegetation <br /> <br />There are very few stands of mature trees in Area A except along the <br />rivers which would be an attractive feature for "upper-bracket" housing <br />development. <br /> <br />Soils <br /> <br />Soil conditions are conducive to urban development in Area A as there is <br />a high percentage of sand and there are no wetlands outside the fiver <br />courses. <br /> <br />Wetlands and Drainage <br /> <br />There are no wetlands in Area A other than the two rivers. While these <br />would be an inpediment to development, they would ,also be attractive to <br />the housing market. <br /> <br />Parks and Trails <br /> <br />There is one park in Focus Area A. Orono Park is approximately 17 <br />acres in size and has facilities including a beach, softball field, volleyball <br />court, children's playgound equipment, and horseshoe classified as a <br />Community Park. The Sherbume County Fairgrounds (twenty acres in <br />size) are located south of Orono Road. The County is interested in <br />moving the fairgrounds out of Elk River to a site more central to the <br />County. <br /> <br />There is interest on the part of some City officials in creating a larger <br />softball and baseball complex to replace the fields available in Orono Park <br />and the County Fairgrounds. The Mississippi River flood fringe in Area <br />A was one location suggested for this complex. <br /> <br />The 1988 City of Elk River Growth Management Plan called for a new <br />Neighborhood Park in Focus Area A. <br /> <br />The Growth Management Plan also recommended the development of <br />bicyclist trails along County Road 30 from Waco Street to downtown; <br /> <br />23 <br /> <br /> <br />
