The ideal site/community would
have the following attributes:

Acreage - Minimum of 10 acres (without softball/baseball) or up to 35 - 40
acres with five softball/baseball fields.
Reasonable visibility and access to major highways and transportation
system.
Adjacent to schools and/or educational facilities.
Adjacent to hospitality services including restaurants and availability of
+_300 hotel rooms within 10 mile radius.
Cooperative City/local participation

PROJECT'S ECONOMIC IMPACT

This facility will be designed to serve as a focal point of Minnesota Sports
Federation's tournament activities and training programs. The integrated sports
complex concept, anticipating both the indoor volleyball/basketball facility and the
outdoor softball/baseball complex would be expected to generate approximately 100
tournaments and events per year.

In addition to week night play and the tournaments, it is expected that the complex
would be utilized a minimum of 40 out of the 52 weekends per year which would
generate a significant amount of out of town travelers to the facility. On a
conservative basis, it would be estimated that the facility would be utilized by over
75,000 participants and spectators which would generate a minimum of $5,000,000
of local expenditures, in addition to having the facility available for local participants
and programs.
