Limited to size of store because of size of property. <br />City would have to purchase property. <br /> <br />I have made some assumptions at this point (Not in stone!): <br /> <br />To be located north side of Highway 10 because of high <br />traffic count with travelers heading west. <br />Any other location off Highway 10 would not create enough <br />sales to justify the investment and would not be highly <br />profitable. <br />~ second store will decrease Northbound's sales (presently <br />we will do $2,000,000 in 1991) thus profit's will also <br />decrease. <br />A second store will increase present expenses: <br />a. Van to transfer products. <br />b. Employees. <br />c. For a period of time, liquor profits will be less due <br />to increased operating expenses. <br />Over the long term, profits will justify the investment. <br /> <br />SUGGESTION ~ <br /> <br />Hire a professional firm to do a feasibility study as to when <br />and where a second store should be built or determine whether <br />the City should continue as it is presently operating. <br /> <br /> <br />
