He stated that with all the single family residential homes surrounding the plat <br />the density would be too high. <br /> <br />Jeanette Ertel, 19075 Twin Lakes Road - Stated that all the homes in the area are single <br />family residential and high density townhomes are not appropriate. <br /> <br />There being no further comments from the public, Mayor Klinzing closed the public <br />heating. <br /> <br />COUNCILMEMBER MOTIN MOVED TO DENY THE PRELIMINARY PLAT <br />OF TWIN LAKES CROSSING BASED ON THE FOLLOWING FINDINGS: <br /> <br />THE REQUEST TO REZONE THE PROPERTY TO R3 (TOWNHOUSE <br />DISTRICT) WAS DENIED. <br /> <br />THE PROPOSED PLAT IS NOT CONSISTENT WITH <br />REQUIREMENTS OF THE R1C AND R1E (SINGLE FAMILY <br />RESIDENTIAL) ZONING DISTRICTS FOR THE FOLLOWING <br />REASONS: <br /> <br />THE PLAT INCLUDES TOWNHOUSES WHICH ARE NOT AN <br />ALLOWED USE IN EITHER THE R1C OR R1E ZONING <br />DISTRICTS. <br /> <br />THE PLAT INCLUDES NUMEROUS LOTS THAT DO NOT <br />COMPLY WITH THE MINIMUM LOT WIDTH OF 80 FEET FOR <br />THE R1C AND R1E DISTRICTS. <br /> <br />IN ADDITION, REGARDLESS OF WHETHER THE PROPERTY IS <br />ZONED R1C, OR R1E, OR R3, <br /> <br />THE PLAT DOES NOT COMPLY WITH THE SUBDIVISION <br />ORDINANCE IN THAT IT DOES NOT MAKE ADEQUATE <br />PROVISION FOR STORM DRAINAGE. <br /> <br />THE PLAT DOES NOT COMPLY WITH THE SUBDIVISION <br />ORDINANCE IN THAT THE TYPE AND DENSITY OF THIS <br />DEVELOPMENT IS NOT SUITABLE GIVEN THE EXTENT OF THE <br />WETLANDS, DRAINAGE SURROUNDING PROPERTIES, WOODED <br />ACREAGE, AND TOPOGRAPHY. <br /> <br />o <br /> <br />THE PLAT DOES NOT COMPLY WITH THE SUBDIVISION <br />ORDINANCE IN THAT THE PROPOSED SUBDIVISION WILL <br />CAUSE SUBSTANTIAL ENVIRONMENTAL DAMAGE IN THAT THE <br />ENTIRE SITE WILL BE CLEAR CUT AND GRADED. <br /> <br />COUNCILMEMBER TVEITE SECONDED THE MOTION. THE MOTION <br />CARRIED 5-0. <br /> <br /> <br />
