Elk-~.-j <br />lover <br />Downtown Parking Study <br />Option 2 <br />Concept Option 2 is a similar parking structure layout, but the structure is turned <br />90° with the long side of the structure perpendicular to Main Street. This <br />configuration allows the existing commercial buildings to remain in place or to <br />be replaced with new developments. <br />The structure is again two parking bays wide with the sloping bay on the west <br />side of the structure. Access to the remaining portion of the surface lot is <br />provided mid way along the length of the structure. <br />The 278 space structure has construction costs estimated at about $4.8 million. <br />Demolition of the existing buildings is not required so the demolition cost <br />allowance is not included. The total project cost is estimated at $5.3 million or <br />about $31,200 per added space. <br />Option 3 <br />This option places the parking structure above commercial space that fronts <br />Main Street. This option frees the north portion of the King Avenue Lot to remain <br />as a surface parking lot or could be used for additional development. <br />The structure design uses a speed ramp to rise 15 feet above grade level. With <br />an approximate depth of structure of about three feet, the commercial space <br />would have a height of about 12 feet. The ramp to the parking area above the <br />retail is too steep for parking spaces. However, the costs to construct the ramp <br />should be included in the overall project costs. Because of the speed ramp the <br />square feet of construction per space is much higher at 381 square feet per <br />space. The construction costs are estimated at $5.3 million which includes <br />$506,000 for waterproofing the commercial areas from the parking areas located <br />above. <br />By placing the parking structure over the commercial space, the north portion of <br />the lot can remain unchanged so those spaces are not lost. There are 190 net <br />added spaces with Option 3.
