<br />CU 94-34 <br />November 22, 1994 <br /> <br />Page 2 <br /> <br />. <br /> <br />HOURS OF OPERATION <br /> <br />Taco Bell has not specifically indicated their hours of operation. However, they did <br />indicate that their hours would be similar to other restaurants in the area (i.e., <br />McDonalds). Taco Bell has been known to have restaurants that stay open 24 hours a <br />day. Typically hours are 10:00 a.m. to midnight. <br /> <br />Given the location within Elk Park Center PUD and not adjacent to any residential, hours <br />of operation should not be a concern. Therefore, a condition relating to limited hours has <br />not been recommended. <br /> <br />SITE PLAN REVIEW <br /> <br />Since this restaurant is located in the Elk Park Center Planned Unit Development, all <br />standards approved for that development will need to be met. The concept review <br />committee has conducted a review of the proposed development plans and offer the <br />following comments: <br /> <br />A. Site Plan <br /> <br />. <br /> <br />1. <br /> <br />All building and parking areas have been designed to meet the required <br />setbacks as set forth in the approved development plans for Elk Park <br />Center PUD. <br /> <br />B. Parking and Circulation <br /> <br />1. A total of 32 parking stalls are required per the ordinance. This is based <br />on one parking stall per every 25 square feet of dining area. Proposed <br />plans provide a total of 58 stalls, therefore, no additional stalls are <br />required. <br /> <br />2. The handicap stalls and striped walkway should be adjusted to align with <br />the southerly entrance to the building. This will allow easy access for <br />customers as well as unobstructed exiting in the event of an emergency. <br /> <br />3. Entrance drive off Freeport should align with the driveway to Target <br />which lies west of Freeport. This will improve turning movements and <br />minimize conflicts that typically occur with offset driveways. <br /> <br />4. <br /> <br />The width of the proposed entrance drive should be reduced to 32 feet <br />and striped for two-way traffic. Larger curb radius can be maintained <br />to allow easy accessibility. <br /> <br />. <br /> <br />s:planning:pc:cu94-34 <br />
