.:

.

.

CU 94-34
November 22, 1994

Page 3

5.

Curb in front of trash enclosure should be depressed to allow easy access
to the dumpster area.

C. Pedestrian Circulation

1. Sidewalk adjacent to the northerly parking area will need to be a minimum
of six feet in width. This can be accomplished by reducing the parking
stall length to 19 feet and adding one additional foot to the sidewalk area.

2. The sidewalk along the south side of the building should be extended to
connect with the sidewalk along Freeport A venue. This connection will at
least provide a continuous pedestrian system between the commercial
businesses and sidewalk system along Freeport.

D. Landscaping

1. Any existing trees along the south side of the property should be preserved
and incorporated into the development plans.

2. Some of the proposed conifers along the south side should be relocated to
the north to provide a "balanced" landscape.

3.

Underground irrigation is required throughout all landscaped areas. This
should be noted on the final development plans.

4.
along the

It is recommended some medium sized evergreen shrubs be provided

setback area along Highway 169 to help buffer the drive-thru area and
provide year-round landscape interest.

E. Refuse Collection

1. Trash enclosure should be constructed of materials to match the proposed
building.

F. Drainage and Utilities

See Terry Maurer's letter for detail information.

G. Building Elevations

1.

Building elevations should include parapet walls to screen all rooftop
equipment.

s:planning:pc:cu94-34
