No wetland impact is anticipated as part of the construction of the right turn lane at the <br />intersection of207th Avenue N.W. and County Road No. 33. <br />2. As noted above, we have proposed the extension of Kennedy Street to the north line ofthe project <br />from the curve at the intersection of206thAvenue N.W. and Kennedy Street N.W. This is to <br />provide access to the parcel to the north of the project and as an alternate future outlet from the <br />project. This will also eliminate the wetland and forestation impacts that a wetland crossing to <br />Johnson Street would cause. <br />3. Acknowledgement is made as to the possible wetland impact of the continuation! extension of <br />Kennedy Street N.W. and 205th Avenue N.W. to the east. The design of the wetland crossing <br />should be minimized as much as possible by using the existing wetland crossing. Mitigation of <br />this wetland impact should be part of the development of the parcel to the south. <br /> <br />Right Turn Lane (Condition 5): <br /> <br />1. Refer to the note above in Condition 2, Item 2 regarding County Road 33 right turn lane and <br />possible wetland impact. <br /> <br />Half Street for Future 205th Avenue N.W. (Condition 6): <br /> <br />1. We have proposed aligning future 205th Avenue N.W. with the existing opening in the wooded <br />area and existing wetland crossing in order to minimize the wetland and forestation impact. The <br />centerline of this opening and wetland crossing is approximately 30 feet south of the south line of <br />the project. For these reasons, a half street does not seem necessary. <br /> <br />Half Street for Future Johnson Street N.W. (Condition 7): <br /> <br />1. Refer to the note above in Condition lB, Item 6 regarding the Johnson Street Right-of-Way. <br /> <br />Condition 8: Acknowledged as to building codes. <br /> <br />Condition 9: Acknowledged as to fire codes. <br /> <br />Tree Preservation and Mitigation Plan (Condition 10): <br /> <br />There is nothing in the ordinance to guide the creation of a Tree Preservation or Mitigation. Plan other <br />than the street tree requirement; therefore, a plan has not been provided. If guidance is provided, <br />supported by the City Ordinance, this item will be given further consideration. <br /> <br />Page 3 <br />
