Acknowledged. <br />2. See Comment #2 above. As noted above, the curve at the intersection of proposed Nixon Street <br />N.W. and 206th Avenue N.W. has been changed to a 30 mph design speed, resulting in a wetland <br />impact of approximately 2,200 S.F., which is below the deminimus of 5,000 S.F. <br />3. Acknowledged. <br />4. Acknowledged. <br />5. As indicated above, a full diameter cul-de-sac has been shown at the end of Kennedy Street; a call <br />for the sign has been added. <br />6. A 30-foot right-of-way for Johnson Street has been added along the east side of the project for the <br />future continuation of the half street existing to the north. Kennedy Street has been extended to <br />the north at the intersection of206thAvenue N.W. and Kennedy Street N.W. This is to provide <br />access to the parcel to the north of the project and as an alternate future outlet from the project. <br />7. Acknowledged. <br />8. Acknowledged. <br /> <br />Response to letter from Richard D. Corbin, Sherburne County Public Works, dated August 22, 2006 <br />(Condition 2) <br /> <br />1. We have presented a possible future design for the development of Parcel 75-114-4400, which <br />seems to provide for the subdivision of this parcel when new County Road 33 is completed, if it <br />remains in the most recent configuration provided by Sherburne County. <br />2. We have included the right turn lane from CSAH 33 to 207th Avenue in the previous submittal, <br />as acknowledged in the City Engineer's current review letter. We have obtained the additional <br />topographic information necessary to finalize the grading limits and ditch re-alignment required <br />for the turn lane and taper. This information will also allow us to define the limits of the <br />temporary slope easement that the applicant is required to obtain from the adjoining property <br />owner to the south. We have included updated turn lane designs with this submittal. We do not <br />anticipate any wetland impacts. <br /> <br />Response to letter from Rebecca Haug, Environmental Administrator, dated August 21. 2006 (Condition <br />3A): <br /> <br />1. Acknowledgement is made as to no pruning of oak trees between April 1 and July 1, and other <br />issues noted in the above letter regarding oak wilt. <br /> <br />Response to letter from Rebecca Haug, Environmental Administrator, dated December 7, 2006 <br />(Condition 3B): <br /> <br />1.
