The items listed below are presented to <br />correspond with the numbering of your conditions: <br /> <br />City Engineers Comments <br /> <br />Response to Elk River City Engineer's comments dated September I L 2006 (Condition lA): <br /> <br />1. The roadway has been redesigned to meet the 30 mph design except at the first curve coming <br />south on Olson Street, at which point there is not sufficient parcel width to provide a 312-foot <br />radius curve and still maintain a 90-degree intersection with 207th Avenue N.W. <br />2. The plan submitted to the City depicts the extension of Kennedy Street to the south, ending in a <br />permanent cul-de-sac, providing access to the property north of the future location of County <br />Road 33. 205th Avenue N.W. could be extended to the east along the north line of the adjoining <br />parcel at the time that parcel is developed, with alignment providing for a 30 mph design speed to <br />connect with Twin Lakes Road. If required, Kennedy Street could be extended south and east <br />using a 30 mph design speed, with a 3l2-foot radius reverse curve, to align with the existing <br />wetland crossing near the north line of the adjoining parcel. <br />3. A full diameter cul-de-sac has been shown at the end of Kennedy Street; a call for the sign has <br />been added. <br />4. A Tree Preservation and Landscape Plan has been provided. The existing city ordinance does not <br />call for replacement of removed trees except as shown on the plan. The ordinance indicates two <br />trees on interior lots and four trees on corner lots. <br />5. Refer to response to letter from Richard D.
