<br /> <br />MEMORANDUM <br /> <br />TO: Sheila Cartney, Senior Planner <br /> <br />FROM: Nicola Blake-Bradley, Environmental Technician <br /> <br />DATE: December 8, 2006 <br /> <br />SUBJECT: Cranberry Ridge (Potential) Wetland Impacts <br /> <br />Under the current plan submitted to the City, no wetland impacts have <br />been shown on Cranberry Ridge. However, several potential wetland <br />impacts could result on this plat as a result of the Site Plan review meeting <br />comments on December 5, 2006. The following wetland impacts may <br />occur and should be addressed through a wetland permit application. If <br />de minimus amounts are exceeded, an approved wetland replacement <br />plan would be necessary for all potential wetland impacts. <br /> <br />. Dick Corbin (Sherburne County Public Works Department) discussed <br />placement of a right turn lane off County Road 13 to access 207th <br />Avenue. This right turn lane may impact the Type 1 wetland in the <br />northeast corner of the parcel. <br />. Discussion of potential road connections to the east will result in <br />wetland impacts to wetland #4 of the wetland delineation. This <br />wetland has been labeled a Type 4/7 wetland and extends the <br />entire length of the delineated area (which includes the 40 acre <br />parcel to the south of the proposed platted area). Two options for <br />road connections have been discussed. <br />o A connection to Johnson Street to the northeast would result <br />in the loss of Lot 6, Block 2. However, this connection would <br />allow the applicant to meet Wetland Conservation Act <br />sequencing requirements to minimize wetland impacts by <br />crossing at the narrowest portion of the wetland while making <br />the connection and completing a loop. <br />o An extension of 20Sth Avenue to the east from the <br />southernmost portion of the platted area will result in impacts <br />that extend off the property, as well as a crossing on Trott <br />Brook. <br />
