The project includes two parks: Park 1 on the south side of <br />the project, .8 acres, and Park 2, in the middle of the project, south of the school. Park 2 is <br />7.25 acres. Total usable park land is 8.05 acres. Park dedication will be as follows: <br /> <br />Requirement: 10% of gross land area, less school property. <br /> <br />Total property: (276.82 acres) - School (29.77 acres) = 247.05 acres. <br />10% = 24.7 acres <br /> <br />Provided <br /> <br />Park 1 (.8), Park 2 (7.25) = 8.05 acres <br />32.5% provided as land dedication. <br />67.5% to be provided as cash donation. 67.5% of the 448 lots will <br />pay park dedication at the time of their plat. <br /> <br />At the time of final plat, park dedication will be due based on the following formula: <br /> <br />Park Dedication $ amount = 67.5% x # lots in final plat phase x park dedication fee at the time of <br />FP recording. <br /> <br />Example: 65 lot FP in 2010 <br />$179,887.50 <br /> <br />= .675 x 65 lots in phase 1 x park dedication fee of $4,100 <br /> <br />(assuming $4,100 is the 2010 park dedication fee) <br /> <br />4. The trail through Blocks 4, 5, and 6 should be removed. <br />ACTION: Trails through blocks 4, 5, and 6 are removed. The sidewalk system remains in <br />place on one side of the local streets. <br /> <br />5. A trail should be extended from the northern terminus of Adams Street to the trail along the <br />large wetland, through Block 11 and 12. <br />ACTION: A proposed trail extends the sidewalk along the west side of Adams Street, <br />through Blocks 11 and 12, connecting to the trail along the wetland <br /> <br />6. Make south side lots larger. <br />ACTION: After removing three lots for the park, the majority of the lots in Block 3 were <br />increased an average of 2,400 square feet. One lot in Block 2 was reduced in size. The lots <br />along the south property line range in size between 10,099 square feet and 17,683 square <br />feet.
