<br />Case File: 06-03 <br />Page 2 <br /> <br />Liberty Heights Estates <br />Preliminary Plat <br /> <br />PC identified the following as issues: <br />o Access of northerly access onto Co 33 <br />o Lot size on east side and south side should transition from "City" lot <br />to "rural acreage" <br />o Trails should be provided reducing the distance for pedestrians in the <br />SE comer of the plat and to reduce the length of the lot sizes. <br />o A tree preservation plan be developed and accepted by the <br />environmental administrator, to preserve the rear of lots 2-8, Block <br />25, the rear portion of lots 1-6, Block 24, and the rear portion of lots <br />4-9, 18-23, Block 9. <br />o Overall density <br />CC 12-04-06 CC reviewed the recommendation from the Pc. <br />LDA amendment, subject to approval of the PP by March, 2007. <br />workshop to review additional issues <br />CC 1-08-07 CC, in a workshop, reviewed the following issues: <br />o Design of the south side of the plat, including <br />o Block lengths, <br />o Park land, and <br />o Neighborhood qualities <br />o Additional trails <br />o Lot Size <br />o Preservation of natural areas (trees, wedands) <br />o Preservation of housing product, (Min. floor areas, mm. bldg <br />materials) <br /> <br />PC <br /> <br />11-28-06 <br /> <br />The Council approved the <br />The Council suggested a <br /> <br />Analysis <br /> <br />At this January 2007, Workshop, after reviewing the above issues, it was the general consensus of <br />the Council that the following corrections or alterations be made: <br /> <br />1. Shift Edison Street 30 feet in the northwest comer of the plat to the east will bring this street <br />(and adjacent buildings) out of the tree line in this area. <br />ACTION: The Developer shifted the street to the approximately 30' to the east, creating <br />deeper lots on the west side of Edi9son Street. Deepening the lots allows more of the <br />structure out of the tree line. The lots on the block east of Edison were reduced in depth. <br /> <br />2. The trail connecting the sidewalk network on the north side of the plat to the large wedand <br />should shift from Cleveland Street to Davis Street, allowing a greater distribution of trail <br />connections <br />ACTION: The developer proposes shifting the trail from Cleveland to Davis Street. <br />Additional trail connections to the trail along the large wedand are proposed at Adams <br />(north of the wedand), Jarvis and near 194th (east of the wedand), Adams and Buchanan <br />(south of the wedand) <br /> <br />3.
