CU 93-26 <br /> <br />REQUESTED ACTION <br /> <br />A conditional use permit request to construct a 2,000 sq ft <br />metal skin agricultural accessory building within a platted <br />area and to keep agricultural animals within a platted area. <br /> <br />LOCATION OF REQUEST <br /> <br />20493 Meadowvale Road (Lot 4, Block 1, Hilltop Woods Estates), <br />Elk River, MN. <br /> <br />ZONING/LAND USE <br /> <br />RIa (Single Family Residential)/ LR (Low Density) <br /> <br />. <br /> <br />ATTACHMENTS <br /> <br />Location Map, Site Plan, Zoning Map, Property Owner List. <br /> <br />OVERVIEW <br /> <br />Mr. Gow is requesting a conditional use permit to construct a <br />metal skin agricultural accessory structure in a platted area <br />and to keep agricultural animals in a platted area. The <br />accessory structure would be used as a stable for Mr. Gow's <br />horses. The building is proposed to be 2,000 sq ft. Elk River <br />City Code of Ordinance allows accessory structures that are <br />used for agricultural purposes to be a maximum size of 2,000 sq <br />ft. <br /> <br />FUTURE SUBDIVISION <br /> <br />The proposed metal skin building will be located in the <br />recently platted subdivision of Hilltop Woods Estates. The <br />site was platted into seven 2 1/2 acre lots and one 20 acre <br />parcel. The metal skin building and horse corral will be <br />located on the 20. acre platted parcel. This lot is expected to <br />be further subdivided in!the future as is indicated by the dash <br />lines on the attached site plan. <br /> <br />. <br /> <br />The status of the agricultural use will be brought into <br />question when the site develops. It appears unlikely that the <br />keeping of horses will be allowed to continue once the property <br />is subdivided into 2 1/2 acre parcels. It is staff's opinion <br /> <br />P.O.
