This way the first <br />leg of the trail system from this area to Orono Park <br />can be accomplished prior to all the phases of <br />Mississippi Oaks being completed. <br /> <br />PARK A ONE ACRE PARK IS TO BE DEDICATED IN FUTURE <br />PHASES. THE LOCATION OF THIS PARK IS SUPPOSED TO BE <br />DETERMINED BY THE DEVELOPER PRIOR TO FINAL PLAT <br />APPROVAL OF THE FIRST PHASE. As of the date of this <br />memo, the location of this one acre park has <br />not been identified by the developer. Staff <br />anticipates this being accomplished prior to <br />the Council meeting so the Council can <br />determine the adequacy of the location. <br />This park is not to be located adjacent to <br />County Road 30. <br /> <br />PARK DEDICATION FEES THE 37 LOTS IN THE FIRST <br />PHASE OF MISSISSIPPI OAKS MUST PAY PARK DEDICATION <br />FEE AT A RATE OF $400.00 PER LOT FOR A TOTAL OF <br />$14,400 FOR THE 36 ADDITIONAL LOTS CREATED. Credit <br />should be given each original parcel Mississippi Oaks <br />starts with, therefore, one lot credit was give to <br />this first phase. The $400.00 per lot will be <br />reduced by whatever percentage the acreage of a trail <br />from Heritage Landing to Riverview Drive is of the <br />total acreage of the first phase, if the Council <br />chooses to require this part of the trail during this <br />first phase. <br /> <br />D. PARK AND RECREATION COMMISSION RECOMMENDATION The <br />Park and Recreation Commission met on May 5, 1993, <br />and re-emphasized their original recommendation that <br />was modified by the City Council in hopes to alter <br />the Council's requirement on park dedication. This <br />recommendation is another agenda item at this meeting. <br /> <br />6. SPECIFIC TREE PROTECTION CONDITIONS ARE PLACED ON FINAL <br />PLAT APPROVAL OF EACH PHASE. This condition is not <br />needed for the first phase. <br /> <br />7. ROAD NAMES ARE ADJUSTED TO MEET THE CITY'S GRID SYSTEM. <br />Road names in the first addition are accurate. <br /> <br />8. <br /> <br />e <br /> <br />LOT LINES ARE ADJUSTED BETWEEN CUL-DE-SACS, IF NECESSARY, <br />TO PROVIDE FOR LOOPING OF WATER LINES. Apparently, the <br />looping of water lines from this first phase through <br />additional phases is not a problem, however, the City <br />Engineer should review this with the Council at the <br />meeting. <br />
