This has not been accomplished. The <br />development plan would identify items such as lowest floor <br />elevation, garage elevation, lot drainage, etc. The <br />development plan may limit how the lots in the first phase <br />are built on, however, staff does not believe it would <br />eliminate any lots in the first phase. Staff is <br />comfortable with the development plan being approved by <br />staff prior to recording the plat. <br /> <br />10. THAT THE FOLLOWING PERMITS ARE OBTAINED: DEPARTMENT OF <br />HEALTH FOR THE EXTENSION OF WATER; MPCA FOR THE EXTENSION <br />OF SEWER; NPDES FOR GRADING; DNR FOR DEWATERING; AND ARMY <br />CORPS OF ENGINEERS FOR THE SEDIMENTATION POND, IF <br />NECESSARY. A DNR permit will not be required for the <br />sedimentation pond. <br /> <br />11. <br /> <br />THAT 17' OF ADDITIONAL <br />COUNTY ALONG COUNTY ROAD <br />this. <br /> <br />RIGHT-OF-WAY IS DEDICATED TO THE <br />30. The final plat reflects <br /> <br />12. PROVISIONS ARE MADE TO ACCOMMODATE THE EXTENSION OF URBAN <br />SERVICES TO THE EXCEPTION SHOWN IN THE NORTHWEST CORNER OF <br />THE PLAT. Sewer and water would be brought to this <br />property along the right-of-way of County Road 30. <br /> <br />13. A DEVELOPERS AGREEMENT IS ENTERED INTO REFLECTING THE <br />STIPULATIONS OF APPROVAL. <br /> <br />14. A LETTER OF CREDIT IN THE AMOUNT OF 100% OF THE COST OF <br />THE IMPROVEMENTS IS PROVIDED BY THE DEVELOPER PRIOR TO <br />RECORDING THE PLAT. <br /> <br />15. THE COMPLETION DATE FOR THE IMPROVEMENTS IN THE PLAT IS <br />ONE YEAR FROM THE DATE OF FINAL PLAT APPROVAL. <br /> <br />16. THE DEVELOPER MUST REIMBURSE THE CITY FOR THE ESTIMATED <br />COST OF REVIEWING THE PLAT PRIOR TO FINAL PLAT REVIEW. <br />Staff will let the Council know the status of this <br />stipulation at Monday night's meeting. <br /> <br />17. THAT THIS PLAT IS CONTINGENT UPON A CONDITIONAL USE <br />PERMIT FOR THE SEDIMENTATION POND. This conditional use <br />permit was approved by the City Council on April 19, 1993. <br />
