P 93-05 <br /> <br />The plat of Mississippi Oaks contains 155 single family lots <br />proposed to be accomplished in five phases. The first phase, <br />which will simply be called Mississippi Oaks, contains 37 <br />lots. This is the only phase requesting Council review of <br />final plat at this time. <br /> <br />The following is a list of the stipulations placed on the <br />preliminary plat and their status: <br /> <br />1. THAT THERE BE NO CONNECTION OF RIVERVIEW DRIVE TO THE <br />EXISTING RIVERVIEW DRIVE IN PALMER'S ADDITION AT THE <br />PRESENT TIME. <br /> <br />e <br /> <br />2. <br /> <br />PRELIMINARY PLAT IS VALID FOR ONE YEAR FROM THE DATE OF <br />APPROVAL UNLESS AN EXTENSION IS GRANTED BY THE CITY <br />COUNCIL. This stipulation will affect future phases. <br /> <br />3. LOT SIZES AND WIDTHS ARE APPROPRIATELY ADJUSTED PRIOR TO <br />SUBMITTAL OF FINAL PLAT. This will be done phase by <br />phase. The first phase of Mississippi Oaks appears to be <br />acceptable. <br /> <br />4. THE CITY ENGINEER PREPARES THE PLANS AND SPECS FOR ROAD, <br />SEWER, WATER, AND STORM DRAINAGE. The developer is <br />proposing to have the public improvements for Mississippi <br />Oaks dones as a City project. The next agenda item at <br />this meeting is to accept the feasibility which has been <br />prepared and order the plans and specifications that would <br />be prepared by the City Engineer. <br /> <br />5. PARK DEDICATION - The overall park dedication for all of <br />the phases of Mississippi Oaks included the following: <br /> <br />A. <br /> <br />TRAIL A 20' WIDE TRAIL MUST BE DEDICATED FROM <br />THE SOUTH END OF THE TRAIL IN HERITAGE LANDING TO THE <br />EXISTING RIGHT-OF-WAY OF RIVERVIEW DRIVE AND TO THE <br />DISCONNECTED RIVERVIEW DRIVE IN THE PLAT WAS TO BE <br />DEDICATED. FROM THERE, 70 FEET OF RIGHT-OF-WAY IS <br />REQUIRED TO BRING A TRAIL NORTH THROUGH THE PLAT TO <br />COUNTY ROAD 30. ALSO, A 20' WIDE TRAIL IS TO BE <br />DEDICATED FROM RIVERVIEW DRIVE TO THE EAST PLAT <br />LINE.. It may be appropriate that the portion of <br /> <br />e <br /> <br />P.O.
