<br /> <br /> <br /> <br />Planning Commission Minutes <br />June 28, 1982 <br />Page Six <br /> <br />Commissioner Gunkel indicated this concept would blend in well with the Brutger's <br />Co. project that is close by the area involved. <br /> <br />Rick Breezee indicated this concept would not change the density units for the <br />City. Rick Breezee further indicated that all of the setbacks that are required <br />in a R-2 zone must be met except for the interior common wall. <br /> <br />Commissioner Kreuser asked Mr. Larson if these homes \Vere all "tied" together. Mr. <br />Larson indicated they were not. <br /> <br />It was the general consensus of the Planning Commission that they were in favor of <br />this concept and could see no problem with it. This was a concept presentation <br />and no motion was needed at this time. <br /> <br />7) Consider Conditional Use Permit - Kevin Gerlach <br /> <br />Kevin Gerlach indicated that he was requesting a conditional use permit to locate <br />a mobile home approximately 14' x 70' in size, on a piece of property oivned by his <br />father. Kevin Gerlach further indicated that he was getting married in the fall <br />and would be working on his father's farm. His father is unable to farm at this <br />time. Kevin Gerlach indicated that because his father is unable to farm, he will be <br />doing the farming for him. <br /> <br />Rick Breezee indicated that Mr. Gerlach had been informed by someone at the County <br />that he could have a mobile home on a farm. <br /> <br />Chairman Tracy indicated that the City ordinance states that a person could have a <br />mobile home on property for six months while constructing a home. <br /> <br />Commissioner Kreuser asked Mr. Gerlach how many acers i\Tere involved in the farming <br />operation. Kevin Gerlach indicated that there were 80 acres involved with the farm- <br />in operation. <br /> <br />Commissioner Pearce asked Mr. Gerlach if there was a house on the property at this <br />time. Mr. Gerlach indicated that his brother lived in a house next to the property <br />where the trailer will be placed. <br /> <br />Discussion followed where it was indicated that the Planning Commission could make <br />an amendment to the City ordinance regarding mobile homes on farm land. It was in- <br />dicated that this particular request would not be able to meet the six standards of <br />a conditional use permit. Chairman Tracy indicated that standard #2 would be a pro- <br />blem. <br /> <br />Commissioner Gunkel asked Mr. Gerlach how close was the nearest house to where the <br />trailer would be place. Mr. Gerlach indicated that there were 2~ acres between the <br />house and the trailer. <br /> <br />Discussion followed regarding the possiblity of putting a foundation under the <br />trailer with the wheels removed. Rick Breezee indicated a distinction would have <br />to be made between modular housing and a trailer. <br />
