Applicable Regulations <br />3.The petitioner proposes to use the property in a reasonable <br />manner not permitted by the zoning ordinance. <br />The parking request is in alignment with the general purpose of parking client vehicles on site <br />with an established history of parking within city limits. <br />The owner is in alignment with the general purpose of managing the stormwater runoff rate <br />equal to or less than existing conditions post development. All impervious surfaces will be <br />drained to an infiltration basin on site. <br />The proposed parking deviation of greater than 2 stalls/unit has proven to be a reasonable use <br />not otherwise permitted in the ordinance. <br />The civil plans demonstrate that the impervious encroachment into the wetland setback <br />includes the roof of the building, which will direct runoff to the stormwater pond and not <br />directly to the adjacent wetland. <br />Page 80 of 97
