Outlot A is 2.5 acres and <br />can be platted in the future as a buildable lot. <br /> <br />Lot Layout <br /> <br />The existing residence and septic field on lot 3 encroaches into the side yard setback <br />requirement. The garage is setback 16.8 feet from the side property line; the required setback <br />is 20 feet from the property. The existing septic system for the house on lot 3 abuts the <br />property line; the required setback is 10 feet. The lot line between lots 2 and 3 should be <br />adjusted so that the setback requirements are met. <br /> <br />Grading. Drainage and Utilities <br /> <br />Grading, drainage and utility issues are addressed in the City Engineer's memo. <br /> <br />Park and Recreation <br /> <br />It is recommended that the Council accept cash for the one new lot to meet the park <br />dedication requirements. Park dedication for Outlot A will be collected at the time the outlot <br />is platted as a lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request with the following conditions: <br /> <br />1. Park dedication fee in the amount of $2,940 for one lot shall be paid prior to <br />releasing the subdivision for recording. Park dedication for Outlot A shall be <br />paid at the time it is platted and at the rate applicable at the time it is platted. <br />2. Surface water management fee in the amount of $84.65 for one lot shall be <br />paid prior to releasing the subdivision for recording. <br />3. The shed on lot 1 shall be removed within one year of recording the plat <br />unless a building permit is issued for the lot. <br />4. All comments of the City Engineer shall be addressed. <br />5.
