<br /> <br />Item # 5.6. <br /> <br />MEMORANDUM <br /> <br />TO: Mayor and City Council <br />FROM: Scott Harlicker, Senior Planner~ <br />DATE: February 21, 2006 <br /> <br />SUBJECT: Case No. P 06-04 <br />Simple Plat for Kingdom Estates 3rd Addition <br /> <br />Request <br /> <br />The applicant is requesting a simple plat for Kingdom Estates 3rd Addition <br /> <br />location <br /> <br />10511 and 10499 209th Avenue <br /> <br />Zonin~1 land Use <br /> <br />Ria (Single Family Residential) / RR (Rural Residential) <br /> <br />Overview <br /> <br />The subject properties consist of two lots totaling 14.65 acres. The two lots were platted as <br />part of Kingdom Estates. The properties have frontage on Olson Street in the Kingdom <br />Estates subdivision. There are existing homes located on each of the two lots. <br /> <br />The property is located within the Shoreline Management area for Eagle Lake. The proposed <br />plat complies with the requirements of the Shoreline Management Ordinance. <br /> <br />Analysis <br /> <br />The proposed lots comply with the. dimensional requirements of the Ria zoning district for <br />lot area and width. The proposed plat would create 3 lots and an oudot. Lot 1 will be 2.5 <br />acres and is currendy vacant except for a storage building. The storage building will have to <br />be removed. Lot 2 is 3.83 acres and contains the original farmstead, a house and two out <br /> <br />Planning Department Mission: the orderly development of a livable and sustainable E.lk River community. <br />
