Based on <br />our review, we would offer the following comments: <br /> <br />1. The plat of Kingdom Estates 3rd Addition replats Lots 1 and 2, Block 2 of Kingdom <br />Estates into Lots 1,2 and 3, Block 1 and Oudot A. Lots 2 and 3 contain the existing <br />homes, with Lot 1 being newly created buildable lot. <br /> <br />2. The proposed primary and secondary septic areas are shown on a sloped area. Prior to <br />the issuance of a building permit, a determination should be made relative to their ability <br />to support a septic system. Once the septic system area is identified, it should be <br />protected prior to any construction on the site. <br /> <br />3. There is an existing shed on the property. It is our understanding that the intent is to <br />remove the shed. It should be noted as such on the plan sheet. <br /> <br />4. There is an existing wedand that is partially in all three lots. The original Kingdom <br />Estates Addition had a drainage and utility easement around the wedand. The same <br />boundary is shown on Kingdom Estates 3rd Addition, but is only noted as survey line. It <br />should be clearly identified as a drainage and utility easement. <br /> <br />5. The submittal for Kingdom Estates 3rd Addition still shows some of the original silt <br />fence required for the original street construction.
