7. The watermain beneath Ivanhoe Parkway shall be continuous along the entire street to the connection beneath CR40. <br />ISG Response: The watermain beneath Ivanhoe has been looped and connected. Note that per email correspondence <br />and future maintenance the City has directed that the developer install the watermain via Directional Drilling than <br />standard open cut trench operations. This is requested based on potential future maintenance to limit disturbance to <br />the surrounding mining pits and roadway. <br />Developer and City are recommended to discuss cost sharing due to "over sizing" of utilities. <br />8. The watermain beneath Ivanhoe Parkway should be increased from an 8" line to a 12", matching the existing pipe size <br />in Miske Meadows. <br />ISG Response: The watermain has been changed in size per the plans. <br />Developer and City are recommended to discuss cost sharing due to "over sizing" of utilities. <br />9. The existing lift station must remain energized throughout the entire construction process. <br />ISG Response: Noted. Plans for final construction shall include notes that the contractor is responsible for maintaining <br />the lift station throughout construction. <br />10. State and local approval of all wetland permits related to the proposed wetland fill. <br />ISG Response: Developer has submitted items for wetlands permits through state and local agency. City support for <br />the extension of Ivanhoe, impacting the existing mining ponds, is assumed as the connection is a request from the City. <br />11. An internal monotony code for home facades shall be developed and memorialized in the PUD agreement. <br />ISG Response: Noted. The developer has been made aware of this comment. <br />12. Construct trails and trail connections as recommended by the Park and Recreation Commission. <br />ISG Response: Noted. Plans presented reflect modifications agreed upon by the Parks and Recreation Commission <br />and Developer. <br />13. Mailboxes shall be clustered. <br />ISG Response: Noted. Mailbox locations and style is determined by local post office. This is not an engineering decision <br />and will not be illustrated on preliminary or final plans. <br />14. The front yard setback of 25 feet shall apply to both streets for all corner lots. <br />ISG Response: Front yard setback is set at 25-ft. Corner side setbacks have been shown as 20-ft since initial concept <br />submittals in 2022 & have remained for all submissions.
