This <br />design is consistent with every other jurisdiction in which a Caribou Cabin has been <br />constructed. <br />• 7. Sewer connection will need to be south of what is shown. The current mainline does not run <br />that far north. The furthest manhole north is approximately where the south limit of the <br />proposed structure lies <br />o See updated site and utilities plan showing connection south of the current manhole. <br />• 8. Traffic control plan needed for proposed utility connections along with restoration plans <br />o See attached traffic control plan. <br />• 9. MnDOT must give approval for the stormwater requirement since this site drains to MnDOT's <br />storm system. <br />o Per civil engineering discussions with the City, no approvals are required as runoff is <br />directed to Lowell Ave. <br />• 10. The water service is proposed to be connected to a 12" HDPE pipe. A tee will need to be <br />installed; a wet tap will not be allowed for connection to the HDPE pipe. <br />o See attached site and utilities plan. <br />• 11. Please submit load sheets as soon as possible to assist with the purchase of transformers for <br />the project. We have been seeing long lead times for certain materials. <br />o Load sheets will be provided to ERMU. <br />• 12. Is the building constructed on -site or pre -built and delivered on a trailer? <br />o Framing of the building is done on site. Time to frame structure is roughly 1 week. <br />Additional Comments: <br />In compliance with the conditional approval by the City of Elk River Planning Commission, a traffic <br />study has been provided to show traffic flows and circulation. Please note the revision to the <br />drive-thru design, slightly moving the menu and ordering board to the 5th vehicle from the pickup <br />window. Caribou has found that this provides the best overall traffic flow through the queuing <br />process. Peak weekday times are between 7:00-9:00 am with the comparable Big Lake location seeing <br />roughly 60-65 cars per hour during those times.
