BURKE'S PROPERTY. <br /> <br />4. THAT THE ROAD ACCESS BE GRADED TO THE SATISFACTION OF MR. BURKE AT <br />NO COST TO MR. BURKE. OR OTHER. ADJ ACENT PROPERTY OWNERS. <br /> <br />5. THAT THE 1ST FLOOR OF THE PROPOSED HOME BE BUILT ONE FOOT ABOVE THE <br />100 YEAR FLOOD ELEVATION. <br /> <br />6. THAT THE BERM ON THE RIVER FRONT SIDE OF THE PROPERTY BE MAINTAINED. <br /> <br />COMMISSIONER KROPUENSKE SECONDED THE MOTION. THE MOTION PASSED 6-0. <br /> <br />7. <br /> <br />Conditional Use Permit Request by Ronald G. Wright/P.H. <br /> <br />Mr. Ronald Wright of 14311 N.W. 191st Street explained his request for a <br />conditional use permit to allow enclosed warehouse storage in a C-3B zoned <br />district. Mr. Wright explained that he is proposing to build it 30 ft. by <br />60 ft. all steel building to store equipment he buys and distributes to <br />his customers. Mr. Wright stated that he is a machine tool distributor <br />and handles large pieces of equipment. He further stated that he usually <br />tries to ship directly from the source to the customer. but occassion1y <br />needs to store a piece of equipment untill it can be picked up. Mr. <br />Wright also stated that he currently runs an office with his wife at a <br />rented facility in Rogers. <br /> <br />Chairman Wilson opened the public hearing. <br /> <br />Mr.Loren Stevenson, resident on Edison Street expressed his concerns <br />regarding the looks of the proposed building and traffic which would be <br />coming and going from the property. Mr. & Mrs. Stevenson stated that <br />when they purchased their property, they inquired at City Hall about the <br />uses allowed on the property behind theirs and were told warehouses and <br />those types of uses were not allowed. Under that assumption they stated <br />that they had placed their home at the back of their lot and now it <br />appears their house will face the building proposed. <br /> <br />Mr. Rohlf stated that if someone told him that warehouses were not allowed <br />that was incorrect because the City's ordinance does allow them as a <br />conditional use; and further that light industry is a principal use which <br />could potentially be located adjacent to their property. <br /> <br />Discussion was carried on regarding landscaping. screening, truck traffic, <br />and hours of operation. <br /> <br />COMMI SSIONER. TEMPLE MOVED TO RECOMMEND THAT THE CITY COUNCIL GRANT THE <br />CONDITIONAL USE PERMIT REQUEST OF MR. RONALD WRIGHT TO CONSTRUCT AN ALL <br />STEEL 30 FT. BY 60 FT. WAREHOUSE WITH AN ATTACHED OFFICE STRUCTURE, IN THE <br />PROPOSED C-3B ZONE, WITH THE FOLLOWING CONDITIONS: <br />
