Layout for the future connection to Troy Street without a variance <br />pushes that easement to the west which crowds the building site that <br />would be on Lot 15, making that site less desireable. <br /> <br />2. The location of the easement would access the land to the south of <br />Fairhaven Rills in a less desirable area, a swamp, if the easement is <br />pushed to the west. <br /> <br />3. Without a variance, the future easement to Troy Street takes an <br />unnecessary bend. <br /> <br />4. The same number of lots in Fairhaven Rills could be accomplished <br />without a variance, but the above mentioned three items would make <br />the lots less desirable. <br /> <br />COMMISSIONER KROPUENSKE MOVED TO RECOMMEND TO THE CITY COUNCIL, APPROVAL <br />OF THE LOT SIZE VARIANCE REQUESTED BY FAIRHAVEN HILLS PLAT BECAUSE OF THE <br />ABOVE MENTIONED REASONS. COMMISSIONER MORTON SECONDED THE MOTION. THE <br />MOTION PASSED 7-0. <br /> <br />17. Variance Request by Rollie Christian/Public Hearing <br /> <br />.Chairman Wilson indicated that Rollie Christian is requesting a variance <br />of 116 feet on the required 200 foot minimum frontage required for a lot <br />in an A-1/agricultural zoned area. <br /> <br />Rollie Christian stated that he was representing Peggy Raburn who <br />purchased the land with this existing situation. Re noted that the 2 1/2 <br />acre parcel was split in 1984. Mr. Rohlf indicated that this was either <br />illegally recorded or there may have been staff error in the recording of <br />the lot. Mr. Rohlf indicated it was no fault of Ms. Raburn's that she <br />has a lot with no frontage; it was a situation already created. <br /> <br />Chairman Wilson opened the public hearing. No one appeared for or <br />against the matter. Chairman Wilson closed the public hearing. <br /> <br />COMMI SSIONER KROPUENSKE MOVED TO RECOMMEND TO THE CITY COUNCIL APPROVAL <br />OF THE 116 FOOT VARIANCE REQUESTED BY ROLLIE CHRISTIAN. COMMISSIONER <br />TEMPLE SECONDED THE MOTION. THE MOTION PASSED 7-0. <br /> <br />18. Sign Request by Pamida <br /> <br />The Building and Zoning Administrator noted that Gregory Optical is <br />operating out of the Pamida Building and are requesting signage to <br />advertise their business. He stated they are proposing a 50 sq. foot <br />sign in the front and a 50 square foot sign in back. <br /> <br />COMMISSIONER BARRETT MOVED TO RECOMMEND APPROVAL OF THE SIGN REQUEST BY <br />PAMIDA WITH THE STIPULATION THAT NO ADDITIONAL SIGNAGE BE ALLOWED UNLESS <br />PAMIDA'S SIGNAGE IS REDUCED IN ORDER TO ALLOW FOR MORE SIGNAGE. <br />COMMISSIONER MORTON SECONDED THE MOTION. THE MOTION PASSED 7~0. <br />
