<br />. <br /> <br />. <br /> <br />. <br /> <br />Page 6 <br /> <br />Planning Commission Minutes <br />February 24. 1987 <br /> <br />In this zone change it would reduce the lot size from the required 1.600 <br />square feet with 80 feet of frontage in the R-1A zone to 1.200 square <br />feet lot size with 75 feet of frontage for city sewered lots. <br /> <br />It was clarified that this parcel of land would have to be platted before <br />any number of homes could be built on the property. Questions were also <br />raised by the Commission regarding City water and sewer. <br /> <br />Chairman Wilson opened the public hearing. <br /> <br />Jerry Brandt showed great concern regarding the notice he received for <br />the public hearing and inaccuracy of the legal description being <br />considered for the zone change. <br /> <br />Mr. Smith clarified the error by stating that it was a misunderstanding <br />with the attorney. The entire piece of property was to be advertised. <br />but not all the property is to be changed. <br /> <br />Mr. Brandt also shared his concern regarding how far the city sewer will <br />eventually run. Stephen Rohlf answered this question by stating that it <br />would be quite some time before the entire city limits became city sewer. <br />Mr. Brandt also commented on assessments of the property. <br /> <br />Chairman Wilson closed the public hearing. <br /> <br />COMMISSIONER BARRETT MOVED TO RECOMMEND TO THE CITY COUNCIL APPROVAL OF <br />THE ZONE CHANGE REQUEST BY GERALD SMITH TO CHANGE THE PROPERTY LEGALLY <br />DESCRIBED AS THE SW 1/4' OF THE SWl/4 OF SECTION 26. TOWNSHIP 35. RANGE <br />26. SHERBURNE COUNTY. MINNESOTA EXCEPT THE SOUTH 209 FEET OF THE WEST 209 <br />FEET OF THE SW 1/4 OF THE SW 1/ 4. COMMISSIONER KROPUENSKE SECONDED THE <br />MOTION. THE MOTION CARRIED 6....0. <br /> <br />12. Sign Request by County Market <br /> <br />Jerry Hagen was present to request a 64 square foot reader board for <br />County Market to be placed on the Highway 169 side of the building. This <br />would be in addition to the present sign located on the north side of the <br />building. <br /> <br />Commissioner Fuchs questioned the continuation of the parking of trailers <br />and vans in the County Market parking lot for advertising. Mr. Hagen <br />stated that such parking would continue. <br /> <br />Discussion was held regarding the trucks parked in the front lot. <br />Commissioner Kimball would like a time limit placed on the trucks parked <br />in this lot for temporary advertisement. Stephen Rohlf stated that the <br />new sign ordinance would no longer allow vehicles to be used for <br />advertisement. <br />
