THAT LOT 12, BLOCK 2, IS TOTALLY LANDSCAPED ACCORDING TO CITY CODE. <br /> <br />e <br /> <br />. <br />16. THAT LOT 1, BLOCK 1, IS COMBINED WITH OTHER PROPERTY TO GIVE IT <br />ACCESS TO XENIA AVENUE, OR DESIGNATED AN UNBUILDABLE OUTLOT UNTIL <br />ACCESS IS GAINED. THIS STIPULATION MUST BE RECORDED ON THE <br />PROPERTY AND BE MADE PART OF THE DEVELOPER'S AGREEMENT TO PUT <br />FUTURE PURCHASERS ON NOTICE. FURTHER, THAT SEWER AND WATER <br />STUB-INS FOR LOT 1, BLOCK 1, NOT BE REQUIRED AT THIS TIME, BUT BE <br />THE RESPONSIBILITY OF WHOEVER PROPOSES TO BUILD ON THAT LOT. THIS <br />ALSO MUST BE RECORDED ON THE PROPERTY AND ENTERED INTO THE <br />DEVELOPER'S AGREEMENT. <br /> <br />17. THAT LOT 5, BLOCK 3, BE PROVIDED AN ADDITIONAL 5 FEET OF FRONTAGE <br />TO MEET THE CITY'S MINIMUM 80 FOOT FRONTAGE REQUIREMENT. <br /> <br />COMMISSIONER MORTON SECONDED THE MOTION. THE MOTION CARRIED 7-0. <br /> <br />COMMISSIONER EBERLEY RECOMMEND THAT WHEN THE COUNCIL CONSIDERS APPROVAL <br />OF THE PRELIMINARY PLAT THAT THE COUNCIL LOOK AT TWO ADDITIONAL <br />POSSIBLE CONCERNS AND RECOMMENDATION: THAT THE COUNCIL CONSIDER SOME <br />TYPE OF LANDSCAPE PLAN OR SKETCH FOR THE COMMON AREA WITHIN THE PLAT IN <br />THE INTEREST OF PROMOTING GREEN SPACE AS DISCUSSED AND A REQUEST FOR AN <br />ADDITIONAL STREET LIGHT AT THE INTERSECTION OF UPLAND AND 10 IN THE <br />INTEREST OF PUBLIC SAFETY. COMMISSIONER MORTON SECONDED THE MOTION. <br />THE MOTION CARRIED 7-0. <br /> <br />8.
