<br />Planning Commission Minutes <br />January 25, 1994 <br /> <br />. <br /> <br />David Raymond, 13686 Riverview Drive, Elk River, asked if this project would be <br />the same sizE? as the Golden Valley project. Gary Colby responded: it would be <br />similar in size, approximately 145, 000 square feet in size. <br /> <br /> <br />Steve Stewart, 18290 Ogden, Elk River, stated he is opposed to the proposed <br />project. <br /> <br />Gary Colby, Project Manager with Menards, explained to the Planning <br />Commission the size of property needed for this request and stated that no other <br />site along Highway 169 would be appropriate. <br /> <br />Ross Berglove, 13117-182 Avenue, Elk River, believes this proposal would be better <br />than some industrial projects in this area and urged the Planning Commission to <br />look closely at this type of use. <br /> <br />Steve Ach commented on the intended use for Business Park and that Highway <br />Commercial was designed to support the Business Park. This area was not <br />intended for Highway Business. <br /> <br />There being no further comments from the public, Chairman Tveite closed the <br />public hearing. <br /> <br />. <br /> <br />Commissioner Eberley commented on the Focus Area Study and the need to <br />focus on "balance" within the community and the need to plan for the future, <br />not just the present needs. <br /> <br />Commissioner Minton stated that he was surprised that there is not a site along <br />Highway 1 69 that Menards could consider and that he is not inclined to change <br />the land use to Highway Business. <br /> <br />A discussion among the Commissioners ensued. <br /> <br />COMMISSIONER KREGER RECOMMENDED DENIAL OF THE LAND USE AMENDMENT BY <br />MARV PROCHASKA, PUBLIC HEARING, CASE NO. LUA 93-1, NOTING SIGNIFICANT <br />PUBLIC OPPOSITION, CITING STAFF'S MEMO, AND STATING THE REQUEST IS NOT <br />CONSISTENT WITH THE COMPREHENSIVE PLAN. COMMISSIONER EBERLEY ADDED <br />THAT INFORMATION FROM MR. DWYER SHOULD BE CONSIDERED AS PART OF THE <br />FINDINGS OF FACT. COMMISSIONER MINTON SECONDED THE MOTION. THE <br />MOTION CARRIED 5-0. <br /> <br />COMMISSIONER KREGER RECOMMENDED DENIAL OF THE LAND USE AMENDMENT BY <br />COUNTRY RIDGE PARTNERSHIP, PUBLIC HEARING, CASE NO. LUA 93-2 , NOTING <br />SIGNIFICANT PUBLIC OPPOSITION, CITING STAFF'S MEMO, MR. DWYER'S TESTIMONY, <br />AND STATING THE REQUEST IS NOT CONSISTENT WITH THE COMPREHENSIVE PLAN. <br />COMMISSIONER TACHENY SECONDED THE MOTION. THE MOTION CARRIED 5-0. <br /> <br />8. <br /> <br />Consider an Ordinance Amendment to Amend Various Sections of the Zonina <br />Ordinance Relatinq to Accessory structures, Public Hearinq, Case No. OA 94-1 <br /> <br />. <br /> <br />Staff report presented by Gary Schmitz, for the City of Elk River, to amend Section <br />900.20, Section 900.12, and Section 900.18 of the City Code related to accessory <br />structures. <br />
