W.J.C. Development Corporation is requesting <br />preliminary plat approval to subdivide approximately 9 acres located at the <br />southeast corner of 210th Avenue and Ogden Street into 3 single family residential <br />lots. Scott reviewed information in the staff report regarding existing structures, <br />access to the proposed three lots, minimum lot size requirements, streets, well and <br />septic systems, and proposed drainage easements. Scott explained staff has <br />proposed 210th right of way be extended to the end of the plat, rather than the <br />cul-de-sac as shown on the preliminary plat, so that if the property to the east <br />were to be developed, a road connection could be made. Staff recommends <br />approval of the request with the conditions outlined in the report. <br /> <br />Commissioner Cote asked if the lots would meet minimum lot size if the lot lines <br />were adjusted. Scott indicated the developer felt he would be able to meet the <br />requirements. <br /> <br />Chair Anderson opened the public hearing. <br /> <br />. <br /> <br />Howard Hommes, resident adjacent to the subject property off Ogden Street, <br />expressed his objection to the proposed road due the close proximity to his <br />private road. Mr. Hommes indicated he is concerned he may be assessed for the <br />new road and has spent approximately $8,000 on his private road in the last 10 <br />years. Mr. Hommes indicated he would receive no benefit from the road and <br />asked if his taxes would be affected. Steve Ach indicated staff would not be <br />able to answer Mr. Hommes questions regarding taxes, but explained the public <br />
