1 | P a g e B r o a d w a y o n 1 0 R e s i d e n t i a l , E l k R i v e r <br />June 17, 2021 <br />To: Todd Olin, Landform <br />From: Vernon Swing, PE <br />Re: Trip Generation and Distribution Study <br />Broadway on 10 Residential Development <br />Elk River, MN <br />Per your request, Swing Traffic Solutions, LLC has conducted a trip generation and distribution analysis <br />for the proposed Broadway on 10 Residential Development in Elk River, MN. The proposed <br />development will include 91 Mid-rise apartment units and 24 townhome units. The site is adjacent to <br />TH 10 and is located to immediately to the west of the Bee Hive Assisted Living of Elk River <br />development, and north of the West Oaks neighborhood. The site will include two accesses, one from <br />a new extension to the east of the TH 10 frontage road originating at 146th Street, and one via Yankton <br />Street SW through the West Oaks development. (See attached site plan figure.) This memorandum <br />documents the anticipated site generated traffic and anticipated distribution of the site generated <br />traffic based on travel time models. <br />Trip Generation <br />The trip generation for the proposed residential development has been estimated based on the <br />methodology described by the Institute of Transportation Engineers (ITE) in Trip Generation, 10th <br />Edition. The Mid-Rise Multi-Family building correspond to ITE Land Use Code 221, and the townhomes <br />correspond to ITE Land Use Code 220.
