PROJECT APPROACH <br />BKV <br />G R O U P <br />A <br />i, Y <br />wUL <br />spent ensuring that the documents include all the details necessary to make the <br />buildings truly functional. This is also the phase where the design team will work <br />with the Construction Manager to create a strategy for bidding, including the <br />inclusion of bid alternates and refining the phasing plans and narratives to make <br />sure that the Public Safety building can stay operational during renovation. <br />BKV Group will submit progress sets at 50% and 95% for review by the client team. <br />All comments will be resolved and incorporated into the final deliverable. At 95% <br />completion our last round of Quality Assurance will be conducted. This consists <br />of in-depth review by our in-house QA team as well as a constructability review <br />by our CA staff. Engineering designs and calculations will be peer -reviewed by <br />senior staff unaffiliated with the project but familiar with Fire Station design. The <br />exterior envelope will be analyzed by an outside specialist to confirm product <br />compatibility, proper flashing, and overall system performance. <br />BIDDING AND PERMITTING <br />We will assist the city during the bid process by conducting a pre -bid meeting <br />and site tour, answering contractor questions, reviewing substitution requests, <br />and preparing Addenda. We will help the city and the CM evaluate the <br />bids. Simultaneously we will diligently work through the permitting process so <br />construction can commence promptly. <br />CONSTRUCTION ADMINISTRATION AND CLOSE-OUT PHASE <br />During construction, BKV Group will conduct bi-weekly site observations and <br />prepare field reports documenting the progress and any issues that arise. We will <br />diligently review the schedule at each meeting to head -off any issues before <br />they compound into delayed occupancy. We will monitor special inspection and <br />material testing reports to be able to quickly respond to any inconsistencies. We <br />will also attend pre -construction meetings to represent the owner's interests and <br />ensure compliance with design intent. <br />Many of the more sophisticated Construction Managers have the capability <br />to take our BIM model and use it to improve their shop drawings and their <br />coordination in the field. We would be happy to work with them to make that <br />model available. <br />BKV Group strives to maintain a cordial relationship with subcontractors so that all <br />parties are working in the best interests of the project instead of trying to protect <br />themselves from attack. Unsatisfactory work must be redone, but BKV Group will <br />work with the subcontractor to minimize their cost impact and we maintain an <br />open mind when the subcontractor offers suggestions or alternatives. <br />The full design team will be available for ongoing communications and will <br />participate in the review of submittals, substitution requests, and Requests for <br />Information (RFI). We will review pay applications and lien waivers to make <br />sure that the project is moving forward at the same rate that the money is <br />being dispersed. Above -ceiling MEP punch lists, substantial completion, and <br />final completion reviews will be conducted by key team members from each <br />discipline. Project close-out tasks, including warranty reviews, as -built reviews, <br />record drawings, an 1 1-month walkthrough, etc. will be completed with the some <br />aggressive dedication to schedule and client service that the rest of the project <br />receives. <br />ENRICHING LIVES AND STRENGTHENING COMMUNITIES 1 53 <br />
