<br />DESIGN DEVELOPMENT PHASE
<br />Throughout the DID phase, BKV Group will conduct a series of workshops guiding
<br />the owner through the process of selecting mechanical systems, selecting
<br />finishes and equipment, planning all of the casework, picking plumbing and
<br />lighting fixtures, etc. At each workshop and for each topic we will discuss how
<br />the proposed options will impact police operations or fire operations and what
<br />specific workflows are supported.
<br />We will finish the building energy model and begin to output information about
<br />optimal insulation thicknesses, lifecycle savings from daylighting, anticipated
<br />energy costs, etc. Other sustainable approaches will be discussed and confirmed.
<br />We will finalize all of the engineering designs, including the integration of altering/
<br />dispatching equipment, to conform with city standards and the latest code
<br />requirements. We will assemble product cut sheets of each proposed material
<br />and equipment to be clear about the design intent, and we will assemble a
<br />specification document for your review. Spaces with an elevated interior design,
<br />like a training room, or complicated integration of many building systems, like
<br />an apparatus bay, can be modeled in great detail and exported into a 3D spin
<br />around that the city can use to understand the fine-grained details proposed for
<br />the space.
<br />These code assessments will be reviewed in detail with the appropriate regulatory
<br />agents to ensure mutual interpretation. We will meet with Xcel Energy to help
<br />the city through the design assist process to make sure that the project can take
<br />full advantage of the rebates offered. We will update the city council and the
<br />residents about project progress.
<br />At the end of the phase, BKV Group's in-house quality assurance (QA) team will
<br />review the design development deliverables just prior to the end of the phase to
<br />catch any discrepancies and ensure a well -coordinated set. We will meet with
<br />the owner's project team to discuss any final comments before getting notice to
<br />proceed into construction documents.
<br />Our design development deliverable will include grading and utility plans,
<br />stormwater plans, landscape plans, irrigation plans, architectural site plans,
<br />floor plans, fixtures, furnishings and equipment (FF&E) plans, reflected ceiling
<br />plans, elevations, wall sections, interior elevations, door/window schedules,
<br />interior finish plans, foundation plans, roof framing plans, mechanical plans and
<br />schedules, plumbing plans and schedules, electrical plans and schedules, and
<br />communications plans and schedules. In addition, we will include a code review,
<br />up-to-date renderings, a detailed cost estimate, a description of potential cost -
<br />control alternates, cut sheets for all the equipment, materials, and products
<br />planned for the station, and a draft specification.
<br />Finally, BKV Group has a tremendous value-added feature to ensure that the
<br />design will serve the needs of police and firefighters. We utilize virtual reality
<br />software that allows a police officer of firefighter to "walk" through the designed
<br />facility to ensure that the design reflects the desires and needs of public safety
<br />personnel.

<br />During this phase, we thoroughly develop the final drawings and specifications
<br />to illustrate in detail the requirements for construction. We will resolve the last
<br />few outstanding questions in workshops with the owner, but much of the time is
