PROJECT APPROACH <br />BKV <br />G R O U P <br />sustainable opportunities, proper squad and apparatus circulation, etc. We will <br />devote a significant amount of energy to solving site circulation issues. Separating <br />squad/apparatus circulation from the general population is a priority to avoid <br />accidents that delay response times and to avoid damage to expensive vehicles. <br />This requires an obvious entry/exit point for civilian cars and a self-evident building <br />entry near any community -use spaces to assist in wayfinding. <br />The topography of the sites and various storm water management options need <br />to be analyzed to make sure the solution is cost-effective. A plan for building <br />expansion can be accommodated if required. Finally, the locations of utility <br />access points will be reviewed and an estimate of costs to extend them to the <br />building will be provided for the project budget. We will present multiple options <br />to the team, pointing out the strengths and weaknesses of each with regards to <br />aesthetics, due diligence issues, functionality, constructability, sustainability, and <br />financial feasibility. <br />Through this process we will begin to arrange the program areas into a fit plan. <br />Sometimes called a block diagram or an adjacency plan, the fit plan shows <br />all the programmatic spaces, interior and exterior, on the site and adds walls <br />and corridors to establish a conceptual plan that can be analyzed for internal <br />response times, acoustic separations concerns, ease of distribution for mechanical <br />engineering and plumbing (MEP) systems, optimal solar orientation, etc. Using <br />our building information modeling (BIM) system, we can output some preliminary <br />information on Energy Use Intensity (EUI) for the buildings and simulate how <br />different massing or orientation approaches affect the long-term energy costs <br />of the facility. The team will explore and present a variety of ways to organize <br />the building to make sure we are achieving the optimal design for these specific <br />projects. We will then discuss those options with the owner's team, pointing out <br />the strengths and weaknesses of each with regards to aesthetics, functionality, <br />constructability, sustainability, and financial feasibility. <br />As we make refinements to the plans to meet owner requests, we will begin to <br />explore exterior design options. The program spaces can be grouped and shaped <br />into a variety of different exterior designs, with styles ranging from very traditional <br />to very modern; from very clean and simple to very detailed and complex. <br />As always, the city will be presented with many options to review, and we will <br />help to organize the discussion by pointing out the impacts to maintainability, <br />constructability, sustainability, and financial feasibility. <br />These schematic concepts will be updated and iterated through collaboration <br />with the owner over multiple workshops until the optimal solution is reached and <br />is estimated to be within budget. Cost estimating is made easier through our <br />robust BIM model, which can output precise quantities for systems -based takeoffs. <br />We will use our virtual reality system at intervals to communicate the character <br />of the proposed spaces and the workflows the police officers and firefighters <br />will be experiencing on a daily basis to make sure the owner's project team is <br />comfortable with the design. At the end of the phase, we can utilize the Virtual <br />Reality system at a community open house or town hall meeting to communicate <br />to the citizens exactly what is proposed. <br />The schematic design deliverable will include grading and utility plans, stormwater <br />plans, landscape plans, architectural site plans, floor plans, elevations, structural <br />plans, narratives about MEP systems, 3D renderings, a cost estimate, and a code <br />review. <br />ENRICHING LIVES AND STRENGTHENING COMMUNITIES 1 51 <br />
