Eric: I still do have some concerns if you look at the development just to the south, Xavier Circle, <br />where some of those have fairly good screening to Twin Lakes Road, some of them don't, I <br />notice that Lot 16 is going to be fairly close but I'm guessing that meets setback requirements. <br />Zack: Yes, it meets the minimum setbacks too, yes. <br />Rob: I have a little broader concern just because this is a mixed -use area and you're putting industrial, <br />retail, high density, kind of all in the same boat here, and I know this is a difficult one to deal <br />with. Has anyone talked to ABRA about their concerns and vice versa? They're a paint shop. <br />Has there been any complaints in the past and what's going to happen if you plug in some more <br />— this is geared I presume towards families and perhaps older generation here, but is there <br />anything that could come off of these two, Dytek and ABRA, that is going to affect or have an <br />impact that you can tell or have been made aware of? <br />Zack: All I can speak to at this time, is that the public meeting notices went to everybody within 500 <br />feet. We did not receive any comments from ABRA, so they would have received that public <br />hearing notice. <br />Eric: If you can remind me, Zach, the property in between ABRA and this proposed development, <br />what is that zoned? <br />Zack: It's zoned business park and it meets the minimum lot sizes for business park but it's privately <br />owned right now. <br />Eric: Okay. I guess I still have a few concerns with it but I'm more comfortable knowing how Line <br />Avenue is going to end. <br />Nate: Is this the same lot depths as the Xavier Circle, are those all 40' lot widths? <br />Zack: The lots widths should be same but the depth is going to be different due to the configuration. <br />Xavier Circle one looks deeper but yes, the widths should be generally the same. <br />Eric: Where else have we done the 40' widths, Zack? We've done a few others, right? <br />Zack: West Oaks has some 40' wide lots. <br />Nate: How about the length of cul-de-sac with this width? We looked at a similar development out <br />over by the Gateway Church. That was 65' lots and one thing we were concerned about was <br />queuing in overflow parking capacity. To me there is no off-street parking really here, the only <br />parking there is, is in the driveways. <br />Eric: So this is showing, Zack, a car — essential cars parked on one side of the cul-de-sac. <br />Nate: Okay that's what this is? <br />Eric: Does anything prevent cars then from parking on both sides? <br />all <br />
