IMPROVEMENTS DESCRIPTION <br />The subject property is improved with a two story single family home with partial basement/cellar and attached <br />garage. The building is classified as Class D by the Marshall Valuation Service. Refer to the building sketch in <br />the addendum. The home is wood frame construction with a <br />concrete foundation. The home has an unfinished partial basement (cellar) that contains the home's mechanicals. <br />The remainder of the home's foundation is crawl space. The exterior of the home is clad in wood lap siding with <br />wood fascia/soffit and an asphalt shingled roof. The home has an attached one stall garage via an enclosed 3- <br />season breezeway. There is a concrete patio on the south end of the home and a storage shed near the garage. The <br />home is currently being rented by a single family tenant. <br />The main level of the home includes a kitchen, dining room, bathroom/laundry room, bedroom and living room. <br />The second level of the home contains two additional bedrooms and one additional bathroom. The interior is <br />finished with painted plaster walls and plaster/tile ceilings. Flooring includes hardwood, vinyl, carpet and tile. <br />Windows throughout the home are vinyl frame, double hung slider style. The home is heated by a gas hot water <br />boiler and has no central air conditioning. The quality of construction of the home is fair. <br />The exterior condition of the home is fair overall. The roof was replaced within the past five years; however, the <br />siding has significant deferred maintenance with peeling paint and damaged siding. The windows were replaced <br />within the past 9 years as was the home's sewer connection. The home's boiler was also replaced within the past 9 <br />years. The interior condition of the home is average with adequate maintenance. <br />The home's garage is in a state of extreme deferred maintenance. There are multiple large holes in the roof and <br />holes in the siding/walls that appear to have compromised the integrity of the structure as it appears to be leaning. <br />The extremely poor condition of the garage is such that it is no longer functional as a garage (vehicle storage) and <br />is primarily limited to storage uses only. Also note, the northeast corner of the subject's garage is currently <br />encroaching on existing highway right of way. The subject's storage shed is also in extremely poor condition and <br />is of no contributory value.
