COMMISSIONER BAKER MOVED TO RECOMMEND APPROVAL OF ORDINANCE AMENDMENT NO. OA 01-01, TO AMEND SECTIONS OF THE CLUSTER ORDINANCE (SECTION 1008.20) AS SUBMITTED BY STAFF, WITH THE FOLLOWING ADDITION: 11. PARK DEDICATION SHALL BE BASED ON THE NUMBER OF DWELLING LOTS. COMMISSIONER JOHNSON SECONDED THE MOTION. THE MOTION CARRIED 7-0. 6.1. Comment on Revised Preliminary Plat of Hilllside 8th Addition Director of Planning Michele McPherson reviewed the changes to the Hillside 8th addition plat as follows: 1 . There has been an overall reduction in the number of lots from 104 to 99. 2. Dodge Street and Dodge Circle have been moved approximately 25 feet to the east, increasing the depth of the lots behind Menards to 174 feet (an additional 24 feet). 3. The lots marked with an "X" have been deleted from the plat. 4. The average lot size has been increased from 16.800 sq. ft. to 17.500 sq. ft. The Commissioners discussed the changes to the plat. Chair Mesich asked if the changes affected the grading of the site. Daryl Thompson. representing the developer. stated that Frank Kriz of Howard R. Green feels that the changes will improve the grading. Mr. Thompson stated that removal of the lot on Baldwin Circle should help the ponding situation. Chair Mesich asked if any changes are proposed in the number of trees. over and above what is required. Mr. Thompson stated that a considerable amount of trees have been added to the project. Commissioner Baker stated that he still has concerns with the buffer zone behind Menards. He stated that he was not comfortable making a good portion of someone's back yard buffer zone. Commissioner Schuster stated that he felt the changes are an improvement. Commissioner Johnson felt the changes were a good compromise. Commissioner Pederson stated that he feels the revised plat is better than what was sent to the Council previously. Commissioner Ropp stated that he did not feel enough lots have been taken out. Commissioner Baker stated he did not feel anything more can be done to address the traffic concerns. Commissioner Pederson stated that he still would like to see a sidewalk on Dodge. Mr. Thompson stated that he would be willing to put the sidewalk in. if it would go someplace.
