Consider Park Dedication - CDC, Inc., Case No. P 03-14 <br /> <br />9.C.1. <br /> <br />Director of Planning, Michele McPherson reported that CDC, Inc has submitted a <br />preliminary plat application for property located at the southwest comer of the intersection <br />of Main Street and Highway 169. The site is zoned C3, Highway Commercial. The <br />preliminary plat includes 6 lots ranging in size from 1 acre to 2.5 acres. The total lot acreage <br />outside of the street right-of-way is 8.75 acres. <br /> <br />Due to the nature of the parcel, staff suggests cash dedication. <br /> <br />MOTION BY COMMISSIONER ANDERSON, SECONDED BY COMMISION <br />KUESTER TO ACCEPT STAFF RECOMMENDATION OF A CASH <br />DEDICATION FOR THE PRELIMINARY PIAT BY cne, INe. <br /> <br />Consider 2004 Park Dedication Fees <br /> <br />Director of Planning, Michele McPherson reviewed the memo on the 2004 Park Dedication <br />Fees. She stated that in recent year there has been no change to the commercial and <br />industrial rates, however the City has consistently increased the residential rate at 5 percent <br />or slightly lower each year. Rates for adjacent cities were reviewed. Commissioner Paige <br />stated that given the park related initiatives identified in the Comprehensive and Master Park <br />Plans, the City will need additional cash to accomplish its objectives. Other cities' fees are as <br />high as $1,800 per residential unit. He would like to have the City' fees consistent with <br />adjacent rates. <br /> <br />Ms. McPherson also stated that the City typically reimburses developers for bituminous trail <br />construction at a rate of $10 per lineal foot of trail and that staff would recommend <br />eliminating this reimbursement to developers. <br /> <br />MOTION BY COMMISSIONER POLSTON-HORK, SECONDED BY <br />COMMISSIONER NYSTROM TO INCREASE RESIDENTIAL CASH '- <br />DEDICATION TO $2200 PER DWELLING UNIT.
