Commissioner Peterson offered that if the group need anything, they can come back and make a presentation and wished them luck with their project. 9.B.1. Land Use Cases: Park Dedication: Preliminary Plat of Boulder Point - Case No. P 03-11 Park Planner Chris Leeseberg reviewed the preliminary plat for Boulder Point. The subject property is located at the southeast comer of the intersection of Sherburne County No. 12 and Twin Lakes Road and totals approximately 1.5 acres. The current proposal is to subdivide the property into two lots for two townhome structures. Lot 1 will be utilized for 5 units and Lot 2 will be utilized for 4 units. Staff recommends that the Commission consider park dedication in the form of cash for nine residential units. COMMISSIONER ANDERSON MOVED TO ACCEPT CASH DEDICATION FOR NINE RESIDENTIAL UNITS. COMMISSIONER NYSTROM SECONDED THE MOTION. THE MOTION CARRIED 7-0. 9.B.2. Land Use Cases: Scott Breuer Concept Plan Park Planner Chris Leeseberg gave an overview of the three concepts Scott Breuer presented at the September 9, 2003 Planning Commission meeting. The original Concept A (140-unit PUD) was again preferred by the Planning Commission, yet again was not preferred by the Park and Recreation Commission. There was discussion as to why the Planning Commission wanted the original 140-unit PUD. The Park and Recreation Commission is still looking for an approximately 200-foot wide buffer between the homes of the proposed plat and the Great Northern Trail. The Commission preferred the thought /idea behind Option B, as it began to provide this desired buffer. The Commission also discussed possibly of purchasing additional land, if the applicant was willing, to obtain this buffer. Option C was not preferred by either of the commissions or the developer. The Park and Recreation Commission gave staff direction to let the developer know they preferred Option B with some additional modifications to obtain the buffer, and that they may be willing to purchase some land to obtain it. 9.C.1. Park/Trail Development Issues: October Park Tour Commission decided to visit the following parks on their park tour Wednesday, October 8, 2003: Starting with the Youth Athletic Complex then Trott Brook Park, Highlands East and West and if there is enough light, Royal Valley. The tour will depart promptly at 5pm from Lions Park Center and will return to Lions Park Center and have a barbeque. 10.
