The property is 5.47 acres in area <br />and is proposed to be split into a 4.58-acre and a .89-acre parcel. <br /> <br />There are no neighborhood parks identified, as noted on the Master Park Plan; however, a <br />trail does run along 165th Avenue and a trail easement would be more appropriate running <br />on the south side of 165th A venue due to the presence of the Youth Athletic facility on that <br />side of the road. Staff recommendation is to accept total cash dedication at this time with <br />no other trail easement or dedication. <br /> <br />COMMISSIONER PETERSON MOVED TO RECOMMEND TO THE CITY <br />COUNCIL TO ACCEPT THE STAFF RECOMMENDATION OF TOTAL CASH <br />DEDICATION OF $10,940.00. COMMISSIONER DANA ANDERSON <br />SECONDED THE MOTION. MOTION CARRIED 6-0. <br /> <br />9.B.5. Cabot Wormwood Administrative Subdivision. Case No. AS 01-02 <br /> <br />Ms. McPherson presented the request to the Commission to consider total cash dedication <br />for two parcels of land totaling 30 acres. The 30-acre site is located north of 223rd Avenue <br />and east of County Road 32. The property is to be split into two sections, one totaling 20.01 <br />acres and the other 10 acres. There are currently no buildings on the property, therefore, <br />making both parcels eligible for park dedication, although most of the land is predominantly <br />wet. <br /> <br />. <br /> <br />The Master Park Plan does not indicate a neighborhood park in this vicinity; however, the <br />parcel is within an area-wide park target circle. It does not qualify for an area-wide park; <br />therefore, staff would recommend total cash dedication for this parcel of land of $2,940.00. <br /> <br />COMMISSIONER DANA ANDERSON MOVED TO RECOMMEND TO THE <br />CITY COUNCIL TO ACCEPT STAFF RECOMMENDATION FOR TOTAL <br />CASH DEDICATION FOR TWO BUILDABLE LOTS. COMMISSIONER <br />BRIGGS SECONDED THE MOTION. MOTION CARRIED 6-0. <br /> <br />9.B.6. Elk Path Business Center 2nd Addition. Case No. P 01-17 <br /> <br />Ms. McPherson presented to the Commission the staff report to consider park dedication <br />for the preliminary plat of Elk Path Business Center 2nd Addition to plat one lot (2.24 acres) <br />from Outlot E, Elk Path Business Center 1st Addition. The purpose of platting one lot is to <br />allow for construction of a three-story 42,000 square foot office building. <br /> <br />Staff recommends that the Commission accept total cash dedication for one 2.24 acre lot <br />totaling $4,480.00; reserving the right to continue to evaluate possible land dedication at <br />some point in the future. <br /> <br />Commissioner Peterson stated that he was concerned that the developers would plat one <br />parcel of land at a time and not make any park land dedication of any size. Ms. McPherson <br />concurred with his statement. <br /> <br />Commissioner Dave Anderson suggested that this subject should be discussed at a future <br />meeting. The Commission agreed with Commissioner Anderson's suggestion and Ms. <br />McPherson will bring this issue back for future consideration. <br /> <br />. <br />
