Ms. McPherson <br />replied, no. <br /> <br />COMMISSIONER DAVE ANDERSON MOVED TO RECOMMEND mAT 3.96 <br />ACRES BE USED AS LAND DEDICATION IN THE AREA DESCRIBED AS <br />OUTLOT B. COMMISSIONER PETERSON SECONDED THE MOTION. <br />THE MOTION PASSED 6-0. <br /> <br />9.B.3. Trott Brook South. Case No. P 01-14 <br /> <br />Ms. McPherson presented the request to the Commission to consider park <br />dedication requirements for Trott Brook South. The property is located in the southeast <br />corner at the intersection of Twin Lakes Road and County Road 12. The property is <br />approximately 40 acres; proposed are 156 dwelling units, with a combination of <br />condominiums, rambler-style town homes and 19 single-family lots. No parks are proposed <br />as part of this subdivision. <br /> <br />Staff is recommending that the Commission accept cash in the amount of $229,320.00 for <br />this particular dedication. At a minimum, staff would also recommend the following <br />additions to the plat: <br /> <br />-The developer provide sidewalks along Streets A, B and C, as there are trails <br />and/or sidewalks along Tyler Street and County Road 12. <br /> <br />. <br /> <br />-Provide a 50' trail easement connecting to Hillside City Park located to the east. <br />Staff suggested the best location for the trail connection would be along the south <br />property line, as the overhead power line corridor is located adjacent to the south <br />property line and would provide further access to Hillside City Park. <br /> <br />Mr. Edward Hasek, planner and landscape architect with Westwood Professional Services, <br />presented comments about the power line easement that runs to the south of the property. <br />The understanding is that there is a 100' easement over the power lines; however, two ofthe <br />power poles were located outside the easement in the field, thus possibly making this area <br />wide enough for trail usage. The trail connection is in a good location, according to Mr. <br />Hasek, but he feels 50' is excessive. <br /> <br />Commissioner Dana Anderson asked about purpose of Outlot A. Mr. Svel, representing <br />D .R. Horton, replied that there are existing trees that they would like to keep and also it will <br />allow them to erect a monument for the development. This would be maintained by the <br />homeowners association, not by the City. <br /> <br />COMMISSIONER DANA ANDERSON MOVED TO RECOMMEND THAT <br />THE COUNCIL ACCEPT CASH DEDICATION OF $229,230.00 AND 50' OF <br />TRAIL EASEMENT, AND THE SIDEWALKS BASED ON STAFF <br />RECOMMENDATION. COMMISSIONER BRIGGS SECONDED THE <br />MOTION. MOTION CARRIED 6-0. <br /> <br />9.BA. Sunny Acres.
