10/26/1995 0E:21 241-9104 DORAN & MANIF PAGE 02 <br />residential developments. 1 have been researching these concepts for several months and I think <br />that we can incorporate these creative design concepts and significantly impact the quality of <br />development and quality of life in our community. As incentives to preserve open space, some <br />communities increase allowable densities while others impose a penalty if developments do not <br />provide for open space. The concepts we discussed are included on Draft No. 3, pages 32 and <br />33. <br />Open space development allows the land owner to sell his land at ma)dn= value. It <br />reduces development costs, maintains or improves development profits, home prices adjacent to <br />open space appreciate more quickly than those that are not and we leave something for the future. <br />Everybody wins with creative development. <br />I recently attended a conference "Conserving Open Space and Farmland Through Creative <br />Development Design" presented by Randal Arendt. This session not only reinforced the value of <br />open space but through repetitive examples, showed how it can be accomplished and how the <br />results can help preserve open space for future generations. <br />There is a significant amount of video and printed information available on these open <br />space design concepts.
