As incentives to preserve open space, some
communities increase allowable densities while others impose a penalty if developments do not
provide for open space. The concepts we discussed are included on Draft No. 3, pages 32 and
33.
Open space development allows the land owner to sell his land at ma)dn= value. It
reduces development costs, maintains or improves development profits, home prices adjacent to
open space appreciate more quickly than those that are not and we leave something for the future.
Everybody wins with creative development.
I recently attended a conference "Conserving Open Space and Farmland Through Creative
Development Design" presented by Randal Arendt. This session not only reinforced the value of
open space but through repetitive examples, showed how it can be accomplished and how the
results can help preserve open space for future generations.
There is a significant amount of video and printed information available on these open
space design concepts. If you would like more information, I can locate it for you.
Thank you for considering my comments and for your work in helping create a community
that we will all be proud of.
Dave Anderson
